Maximize ROI with Vacation Rental Staging in Miami

Staging your vacation rental in South Florida is a powerful way to maximize your ROI. Rather than charging a fixed monthly rate, staging your property as a short-term rental allows you to apply variable pricing through platforms like Airbnb and Vrbo. Here’s how to stage and decorate your vacation rental to attract guests and boost your earnings.

Staging Tips for Miami Vacation Rentals

Lighting: Use floor and table lamps to create a welcoming atmosphere. Recessed lighting and hanging lights add modern touches to key areas like living rooms or dining spaces. When selecting lightbulbs, yellow/warm light is always welcoming. However, leave fluorescents for garages and side doors.

ColorAs you continue to build a theme around your vacation rental, consider the role color will play. Most importantly, choose color that generates mood. But, don’t go crazy with your choices. Strive for balance or neutral palette, specially when you’re unsure of which color to choose. If you still don’t have a clue where to start, look to Instagram or Pinterest for inspiration.

FurnitureUnderstand that cheap and uncomfortable furniture will make the vacation rental experience feel unpleasant. In other words, make sure you invest in durable and comfortable pieces. A cozy sofa or simple dining set is perfect for a rental vacation in Miami. Avoid overspending on low-use items like accent chairs.

Art & Decor: The theme here should be SCALE. Purchase big art, avoid tiny scale like the ones found in grandma’s house. For example, consider scale that is at least 36” wide by 60” tall. Additionally, you could reference the local aspects of your community and support artists that celebrate your location. Spend a little time finding out more about your artistic community.

Space in vacation home rental

Vacation rentals can contain multiple places to furnish and decorate. For example, spaces like entryways, bay windows, balconies, dens and even converted guest rooms. There’s opportunity to turn each and every space into memorable social places. For instance, your guests will need places to gather, chill and rest. In short, build nooks where that can happen and remember, the details will make the difference to your guests.

Entertainment for vacation rentals

Ok, so the place looks great, now what? Big screen TVs are cheap and everyone loves them, at a minimum get a 65”. Make sure it is a smart TV and you can get Netflix and the like going.

Depending on your crowd, you can get anything ranging from a turntable and records to a Play Station and Nintendo Wii. You can also go low tech with Jenga and the like.

Coffee is a great way to get someone to sit down and chat, get a nice-looking Nespresso machine with a cool box to showcase the pods. You can also get a Moka Pot and a French Press, this stuff is cheap.

Tech for vacation rentals

Keyless entry into the property is a given, you are not a realtor and don’t need an antiquated lockbox.

Alexa is a nice touch to the Living room and doesn’t cost a lot.
For the bedroom, make sure your night table lamps have outlet or at least USB ports so people can charge their devices at night.

No need for an alarm clock, everyone has a phone already. If you can get some music going in the shower that would be great, speakers are cheap and make for a great shower experience.
